Wi-Fi Signal for the whole house

Greetings All,

I just switched ISP because I was having so many issues. The new provider advertises speeds up to 50Mbps which upstairs, right by the box, my laptop will get about 35-50 (it varies wildly). My office is behind my garage so it is literally down to sets of stairs and though two doors. My house is only about 2700 square feet, but with the layout, my only option is to have the router where it is, and my office computer is on the wall that is furthest from the box. When I first got installed, I got about 2-3Mbps in my office.

I purchased a wif- extender (engenius) that was on sale. I connected easily enough via wps. I am experimenting with different locations, but getting as much as 5-10 mps. This is probably all I need, but there is that part of me that feels if I am paying for 50 I should be getting closer. The last ISP had two modems set up for me (although they claimed those would cause programs) . The new cable provider states if I have two modems, then I pay for the service twice.

I have looked at some other posts and cites. I am not super tech, I can normally follow directions. I cannot move locations, but I can get a different extender (one of the ones recommended) but not sure it would be worth it.

Any advice you have would be great. Thanks in advance!
